Goldstein Hall PLLC proudly announces the promotion of Niki Tsismenakis to Partner

We are pleased to announce that Niki Tsismenakis , a member of Goldstein Hall’s legal team since 2010 and a senior associate since 2015, has been made our newest partner.
Niki’s practice areas include: affordable housing and community development; real estate finance; cooperative and condominium law; and not-for-profit law. She also assists with the Emerging Developer Program(EDP), a Goldstein Hall initiative that helps new developers and contractors strengthen their skills, knowledge, and experience so they can fully participate in the affordable housing industry.
In her expanding role at Goldstein Hall, Niki has been involved in numerous, large-scale real estate transactions:
  • 1880 Boston Road Apartments, an approximately $78 million 167-unit affordable rental development for seniors developed by Foxy Management, Alembic Community Development, and the Hebrew Home for the Aged at Riverdale. Niki negotiated the project’s ground lease documentation for interim ownership, along with an omnibus agreement among various parties, equity, and all loan and regulatory documents.
  • Elizabeth Street Cooperative, an approximately $4.2 million conversion of rental apartments to 19 low-income residential units and one commercial unit sponsored by Asian Americans for Equality. Niki negotiated the project’s closing and regulatory documents along with its exemption application, coordinated all back-end sales, and secured the project’s conversion.
  • HANAC Corona Residence, an approximately $40 million intergenerational development comprising a 68-unit senior housing development, social programs, and a ground floor pre-kindergarten. developed by HANAC, Inc. Niki negotiated all loan and regulatory documents, coordinated and closed the supplemental loan, and finalized negotiations with the School Construction Authority for the project’s pre-kindergarten space.  
  • Harry T. Nance Apartments, an approximately $36 million new construction project sponsored by RiseBoro Community Partnership Inc., with 67 units for low-income residents, including homeless veterans, and a church condominium for True Holy Church. Niki structured the application of project grants and loans, coordinated attorney general approval of the ground lease, and negotiated the disposition, condominium, construction, loan, and regulatory documents.
As a partner, Niki will focus on supportive housing and affordable housing transactions, including those with Low Income Housing Tax Credits. She also will help to expand Goldstein Hall’s client base and business.
Niki is a board member of the NY chapter of Women in Housing and Finance and has served as an organizer, moderator, and/or presenter for its events. She also has been involved in several of Goldstein Hall’s Educational Seminar Series programs on the Emerging Developer Program, moderating a panel on opportunities for women in affordable housing.
