About the Project

Covington Garrett Intergenerational Home in Jamaica, Queens is only the second “grandparents” affordable housing project in New York State, and only one of a handful across the country. The 53,000 SF building, developed by The D&F Development Group, LLC, contains 52 affordable units. Thirty-three one-bedroom units will be set aside for senior citizens and 19 two-bedroom units will be set aside for grandparents who reside with their grandchildren. The facility will also feature a 1,114 SF ground floor community room, plus two areas totaling 2,500 SF and dedicated to social services for seniors/grandparents/special needs and youth social service and administrative offices.

Funding was provided by Bank of America, N.A., the New York State Homes and Community Renewal, the Federal Home Loan Bank and the Queen’s Borough President’s Office.

Goldstein Hall’s Role

As counsel to the project’s nonprofit sponsor, Calvary Baptist Church of Jamaica, New York (Calvary), Goldstein Hall helped protect Calvary’s interests and promote its goals. Goldstein Hall helped Calvary achieve compliance with Internal Revenue Service and NYC Department of Finance requirements for its certificate of incorporation, created Calvary’s HDFC entity, gained NYS Attorney General and court approval for the project, and negotiated agreements to protect Calvary’s financial position within the project and its overall financial status.
